Terms & Conditions:

• Rates are quoted in Thai Baht and subject to 10% service charge, 7% government tax and 1% provincial tax per suite per night.
• Early Bird/Tempting Offer
• Full prepayment is required at the time of the booking amendable (rates could be higher base on the period chosen).
• Summer Season & High season, a full pre payment on the day of booking.
  • For cancellations received by email by the hotel less than 72 hours prior to 3 pm on arrival date,  the penalty shall be one night of the booking, The amount will  be retained  from the full pre payment
  • For cancellations received by email by the hotel less than 24 hours prior to 3 pm on arrival date,  the penalty shall be two nights of the booking, The amount will  be retained  from the full pre payment
• All reservations canceled before the dead line the all full pre payment with 5% deduction for administration fees will be returned for cancellation.
• Peak season, 50% deposit on the day of booking.  The remaining  50% will be charged 30 days prior to arrival date. 
  • For cancellation receive by e-mail by the hotel 31 days prior to 3 pm on arrival date, the entire amount of the prepayment  shall be refunded.  
  • For cancellation receive by e-mail by the hotel less than 30 days prior to 3 pm on arrival date, the entire amount of the prepayment  shall be retained.   No changes can be made after full prepayment.
• All period for no show ,  the reservation is cancelled and the entire amount of the booking shall be retained  from the full pre payment.
• Early check out or changes  made after check in  no refunds
• Packages, Tempting Offers 1,2,3,4, Hot Deals, full preprement on the day of booking, non refundable. 
• Best Available All reservation required a valid credit card for guarantee,  For cancellations received by email by the hotel less than 7 days prior to 3 pm on arrival date,  the penalty shall be one night of the booking, The amount will  be retained  from the guarantee credit card.

• As a boutique resort, the hotel does not allow over 3 adults per suite,(3 Adult plus 1 Child Not allowed) Maximum 3 guests per suite.
